Solar usually sits under your homeowners policy — but only if your carrier knows about it and your limits reflect replacement cost. Here’s what Ohio homeowners should ask before and after install.

Are Roof-Mounted Panels Covered?

Major carriers and consumer insurance explainers generally treat permanently attached, roof-mounted solar as part of the dwelling (often Coverage A) when damage comes from a covered peril — fire, certain wind/hail events depending on your form, falling objects, and similar sudden losses. Ground-mounted arrays or panels on a detached structure more often fall under other-structures coverage (often Coverage B), which is a smaller sublimit.

This page is educational, not insurance advice. Your declarations page and endorsements control. Call your agent or carrier with the system size, ownership type, and install address.

If you add storage for backup power, disclose the battery as well — capacity, indoor or outdoor location, and whether it is paired with the array. Start with solar batteries in Ohio.

Notify the Carrier — Then Check Limits

  1. Tell your insurer before or right after install. Failure to disclose can complicate a claim.
  2. Ask whether dwelling replacement cost should rise to include panels, racking, inverter, and labor to reinstall to code.
  3. Ask about wind, hail, and deductible rules that apply to roof and rooftop equipment in your Ohio ZIP.
  4. Ask about equipment breakdown or separate endorsements if your base form is thin on mechanical/electrical failure.
  5. Keep the permit, inspection, invoice, and serial list with your policy file.

Leased, PPA, or other third-party-owned systems (including some Propel / SolSource TPO agreements) may require the homeowner to carry coverage, the provider to insure the equipment, or both — read the contract and tell the carrier which applies.

Storm Roofs, Claims, and Detach & Reset

When hail or wind forces a roof replacement under a covered claim, panels usually must come off before the roofers work. Ask the adjuster in writing whether detach and reset is included. Some claims cover it; some need a supplement; some leave it with the homeowner.

Solar Brokers performs professional detach & reset so panels are removed before the roof crew, labeled/staged/protected, reset after the roof is ready, and verified on close-out. Homeowners: call (614) 439-9769. Roofing contractors: use Roofers Only. Sequencing guide: roof replacement & solar in Ohio.

Wear-and-tear, poor maintenance, flood, and earthquake are common exclusions on standard homeowners forms — confirm yours.

Insurance When You Sell or Refinance

Buyers’ lenders review solar ownership under guides such as Fannie Mae’s special property rules. Clear documentation of owned vs leased/PPA systems helps insurance and title conversations stay aligned. See selling a house with solar in Ohio.

Warranties are separate from insurance — solar panel warranties.

Insurance & Solar — FAQs

Will my premium go up?

It might, if dwelling limits rise or the carrier prices rooftop equipment differently. Ask for the change in writing before you assume “no change.”

Do I need a special solar policy?

Many owned roof-mounted systems stay on the homeowners policy with updated limits. Some situations need endorsements. Your agent decides from the underwriting rules for your carrier.

Who insures leased or PPA panels?

Often the third-party owner has equipment coverage requirements spelled out in the agreement — and you may still need to disclose the array on your homeowners policy. Read both documents.

Does Solar Brokers file my insurance claim?

We can supply invoices, photos, and D&R scope language. The claim itself is between you and your carrier (and often your roofer on storm roofs).
